Commission Structure
Initial Lease Commission
Commission Rate: 10% of the total base rent for the initial lease term
Any nonprofit or otherwise discounted agreements may impact the broker’s commission percentage.
Payout Schedule: Spread evenly across the lease term to ensure good standing
Broker Eligibility & Requirements
Broker must be the procuring cause of the lease transaction and properly registered with The Loading Dock prior to lease signing.
The referred client must not already be in contact with The Loading Dock or previously submitted through another referral source.
The broker must submit a W-9 and any required brokerage agreement forms before payment.
Additional Clarifications
Commissions are based solely on base rent of the initial term.
If payment is received in full from tenant then brokerage can be paid broker compensation in full.
The Loading Dock reserves the right to adjust terms for future agreements.
